House rules

▪️ No unregistered guests allowed
▪️ This property is strictly 25+. To comply with HOA rules and protect the property, we may request a valid government-issued ID for age verification prior to approval of the booking.
▪️ Guests must complete a required HOA form at least 3 days prior to arrival. The form collects basic information such as arrival/departure dates and vehicle details (including license plates). Completion of this form is required to access amenities such as parking and trash facilities. Last-minute bookings may be accommodated on a case-by-case basis, subject to HOA approval.
▪️ No smoking/vaping (including hookah) inside the house
▪️ No illegal drugs on premises
▪️ No parties, events, or large gatherings
▪️ Quiet hours: 9PM-8AM
▪️ Respect neighbors and property
▪️ View Rental Agreement, Photo ID, and Security Deposit may be required upon check-in.
▪️ We reserve the right to charge a fee if ANY of the policy is violated.  

SEPTIC SYSTEM - CRITICAL

HOT TUB RULES
✔️ Keep door closed and locked when not in use (especially with children)
✔️ Children must be supervised by adults at all times
✔️ Shower with soap before entering
✔️ NO lotions, oils, or liquids that contaminate water
✔️ Cover requires 2 people - don't get cover wet ($450 replacement cost)
✔️ Enter/exit slowly - no jumping or diving
✔️ NO glass, alcohol, drugs, or medications while using
✔️ Elderly/pregnant guests consult doctor first
✔️ Don't enter if temperature above 104°F
✔️ Limit soaks to 15 minutes, cool off before re-entry
✔️ Replace cover after each use, turn off jets
 
KITCHEN & APPLIANCES
✔️ Use only HE (High Efficiency) detergent in washing machine
✔️ Close propane tank after grilling, clean grill after use ($25 fee if not done)

TRASH DISPOSAL - MANDATORY

✔️ Display car pass when disposing trash
✔️ Separate recyclables from regular trash
✔️ NEVER leave trash outside - $300+ HOA fine, attracts bears

GENERAL: Guests can enjoy full access to the whole property and its amenities. Long-term stays are allowed.

KEYLESS SELF CHECK IN: Access the property easily with our keyless entry system using a smart lock. A unique access code will be provided to each guest for added security and ease.

PARKING: Driveway (5 vehicles) with HOA fee is $50.00/stay this includes 8 bracelets for amenities and vehicles passes

We’ll provide detailed check-in & check-out instructions and are available to answer any questions you may have about the property or the surrounding area.

▪️ We use Charge Automation to provide a secure guest portal, which can be shared with your group and adds an extra layer of verification to prevent fraudulent bookings. You'll receive this link after your booking is confirmed.
▪️ We hold a security deposit during your stay, which will be fully refunded after check-out, provided there are no damages to the property.

▪️ We’d like to set your expectations that the hot tub temperature will be determined by the weather temperature, as this is a contributing factor if the heater reaches its limit and is unable to overcome the weather.
▪️ Traveling with little ones? We’ve got you covered with Pack ’n Play. Fees may apply upon the host's discretion.
▪️ We offer options for early check-in and late check-out, subject to availability and fees.
▪️ The maximum number of guests this property allows is 12. While we don't charge based on the number of guests, we only provide wristbands for 8 people. For groups exceeding 8 guests, additional wristbands are required at $10 per extra person.
