▪️ Pets are welcome with a fee. Max # of pets: 2. Pets must be registered and reported to the host. Host should also be informed if you have a service animal. Ensure that they are well-behaved and that you take necessary precautions to prevent any damage and extra cleaning. Pet/Service Animal owners will be responsible for any extra cleaning fees or damages caused.

▪️ No parties, events, or large gatherings allowed.
▪️ Please observe quiet hours from 9 PM to 8 AM.
▪️ Respect the neighbors. Do not park on their premises or cause any disturbances.
▪️ Respect the home. Do not damage or take anything. Maintain cleanliness throughout your stay. All furniture, appliances, and items should be returned to their original place.
▪️ Do not flush anything down the toilet to avoid plumbing issues. Guests will be held responsible for any plumbing issues or damages caused by improper use.
▪️ Report anything that is not working or broken upon check-in. Any issues that are not reported within 24hrs after check-in time may be considered to have occurred during your stay and could be subject to applicable charges.
▪️ Follow the check-in/check-out instructions. Guests will be held responsible for any issues that arise from not adhering to these instructions, including, but not limited to: adhering to check-in/out time, completing check-out tasks, parking, etc.

▪️ This property comfortably accommodates up to 23 guests, but we are happy to consider hosting up to 30 guests if needed. Please review the bed/room layout and manage expectations before booking. Air mattresses and extra beddings should be requested in advance.
▪️We only provide 23 set of towels (bath towel, hand towel, and washcloth), coffee pods, and other supplies. If you need more, please request in advance. Last minute requests for extra sleeping arrangements, towels, and supplies may take time and occur additional charges.
▪️Regular maintenance services such as lawn care, pool/spa service, and pest control may take place during your stay. If you prefer no service during your visit, please let us know in advance.
▪️ We offer add-on services for a fee. Please note that all of these are subject to availability and approval from host. Please inquire prior to booking:

- Mid-stay cleaning

- Pool heating
(We’d like to set your expectations that the temperature is heavily affected by the weather temperature. During cooler weather, the heating system may take longer and may not be able to maintain very high temperatures. Likewise, during hotter days, the water may not feel as warm due to the surrounding temperature.)
▪️ The pool and hot tub share the same heating system, so only one can be heated at a time. If the hot tub is being heated, the pool heater will pause (and vice versa). Additionally, the heating runs only on schedule as advised by pool technician to avoid system failure.
▪️ The hot tub may be unavailable during your stay due to maintenance or mechanical issues. No refunds will be provided for hot tub downtime.
▪️ Please note the built-in microwave is currently not functional. For your convenience, we have provided a countertop microwave available for use.
▪️ Please note that the hot tub and the pool waterfall feature will remain turned off during your stay to help prevent flooding in the pool area.
